BREEAM assessments were launched in 1990 as “the world’s foremost environmental assessment method and rating systems for buildings.” They are a way of 1 benchmarking a building’s design, construction and operation against best practice building environmental performance.
There are a number of different categories represented under the assessment such as management, pollution, ecology, energy and water use and internal environment. These categories can offer structure to help design teams consider how to approach environmental issues.
At planning stage the BREEAM pre assessment provides an outline score estimate and credit outline document, this can be used for planning and to delineate the teams environmental aspirations and aims through a target rating.
At Design Stage a fuller discussion and detailed outlines of how these aims will be achieved, and documents will be produced to show the teams design intent to action individual issues.
At Post Construction Stage evidence to show how the overall assessment has achieved the issues and ensure that the building will run as envisaged by the initial teams aspirations, support will be given to enable monitoring and evidence provision.
The benefits of early involvement of your assessor on a project are considerable; it will make the process smoother and more cost effective as at an initial stage all credits can be targeted, however later in the process there are less available credits.
